  • We primarily serve the north of England, Yorkshire, and Lancashire; however, being a rapidly expanding business, we are willing to consider working in other areas depending on the scope of work you require.

  • Property inspections should be conducted yearly; however, there should be a six-month test schedule for high-risk properties or high turnover types, such as flats, students, accommodation, and high-turnover areas, including new tenants.

  • Inspections can be used for several different reasons, such as a report for a buyer on a vacant property inspection or a tenanted house inspection. The parameters checked are broadly similar for all. Firstly, the security of the property: do all doors and windows operate as they should, and do we secure the integrity of the property? Is there any apparent structural damage such as walls, roofs, guttering, or internal and external? Next, are there any obvious defects, such as damp water leaks? Is the internal condition of the property is it clean? Is it tidy? Does it need some remedial work? All of this is applied to the form and backed up with pictures for you to quickly assess what is to be done.

  • Houses of multiple occupancy have much more legislation from the government attached to them as they are considered a high-risk property type, each individual room being a small self-contained flat within a traditional house-size property. Such extra checks, such as additional smoke detection and fire door inspections, are required.

  • Get in contact with us with your viewing requirements, how many viewings you require, how often times and dates, etc., and we will put forward a schedule plan such as we will take ownership of keys or install key boxes or whether you want to handle Viewings or handle incoming bids for your property choice is yours.

  • Communal area inspections focus on the shared spaces within a property, such as hallways, lobbies, and stairwells in apartment buildings. These inspections ensure areas are clean, well-maintained, and safe for occupants, which is essential in maintaining the property's overall condition and complying with all necessary regulations, such as fire safety regulations. So you can discharge your duty as either the competent person or the ultimate responsible person for the site.

  • Fire door inspections are crucial for containing fires and providing safe evacuation routes for all residents. Our fire door inspections assess the condition and functionality of these doors, ensuring they meet the required standards. Regular inspections can prevent potential hazards and damage from going unnoticed and ensure you comply with all fire safety regulations; these are essential parts of any building maintenance program.

  • Our tenant fire safety evaluation includes checking the presence and functionality of working smoke detectors and internal doors and the tenant's understanding of safety and risks. They may have within their property. We provide the information to keep them safe and advise them on how to live safely within that property; we will report back our findings and what we have done to help educate them or fix the problems.
